A property comparison checklist for your next RSB viewing

A shortlist is useful only when the properties are compared consistently. Whether you are considering a Casa Varya house, an Antasari Place studio or a Hudson commercial unit, keep the actual unit at the centre of the discussion. This checklist helps you organise information for a viewing and a written follow-up.

Create one record for each real unit

At the top of each record, write the project, unit number, type, location and date of the offer. Add your intended use and the person who provided the details. Save the original drawing and offer alongside your notes. Avoid combining the best photographs or specifications from different units into one imagined property.

Label every area measurement

Record land area, building area or apartment area under separate headings, using the same units. Ask whether the dimensions refer to a standard reference or the property actually offered. If comparing asking price per square metre, identify the denominator explicitly and compare like with like. Layout, access, condition and included items still need separate consideration.

Separate asking price from other amounts

Request the agreed scope of the written price and a breakdown of additional amounts that may apply to the selected transaction. Keep booking, down-payment credit and balance on distinct lines so that a credited booking is not counted twice. Check payment dates, reservation conditions and any questions requiring independent professional advice before you pay.

Turn a viewing into a record of evidence

For each priority, mark what you observed, what RSB confirmed in writing and what remains unanswered. A photograph of a room supports its appearance at a point in time; it does not establish title, inclusions or a future rental result. Use the visit to reduce uncertainty about the actual space, and request the appropriate documents for matters that cannot be assessed visually.

Choose the next action instead of rushing the choice

After the visit, identify the two or three details that could change your decision. Send one concise list of questions, naming the unit and referring to the relevant drawing or offer. Ask for an updated written version if a material detail changes. Keep the status clear: exploring, awaiting information, viewing arranged or ready to review booking terms.

Your viewing checklist

  • Unit identity, date and original documents
  • Consistent area labels and measurement units
  • Price scope, booking credit and dated payments
  • Observed facts separated from open questions
  • A short written follow-up for each shortlisted unit
